In addition to the right location, the rental price and the furnishing of the apartment, the equipment of the furnished property also plays an important role. Prospective tenants attach great importance to a complete inventory. A washing machine, for example, can be an important criterion for a successful rental.
Most of our customers live in Munich temporarily, due to work projects, which means they usually arrive only with their suitcases. In addition to the furniture, they expect a fully equipped kitchen with dishes, cutlery, pots, pans, kettle, microwave, dishwasher. If possible, there should be a washing machine and dryer in the apartment, as well as bed linen, towels, and a vacuum cleaner. Equally important is the technical standard: cable or satellite TV, DVD, stereo equipment, and high-speed internet access.
Modern furnishings, as well as the condition and quality of equipment are crucial for a quick and lucrative rental. Our interior design service will be happy to advise you.
Your property should be available for at least six months. The more flexible the rental period, the easier it is to find a suitable tenant.
That means, above all, nice cafés and restaurants, as well as shops for daily needs (e.g. supermarket, bakery, pharmacy, drugstore, etc.) should be reachable by foot. It is also of interest, how close the property is to leisure and sports facilities, such as parks, cinemas, swimming pools, gyms, etc.
Public transportation plays an important role: usually the tenants use public transportation, especially for their commute to work. More than a 5 minute walk to the nearest U-Bahn or S-Bahn station is often considered not close enough by prospective tenants.
The following areas in Munich are particularly popular, due to their excellent infrastructure: Altstadt (historic city center), Maxvorstadt, Schwabing, Lehel, Neuhausen, Haidhausen, the Gärtnerplatzviertel and Glockenbachviertel.
The wishes and expectations of the tenants are crucial! The more your flat, your apartment, or your house meets the requirements of a furnished property for temporary accommodation, the more efficient the placement and the more lucrative rental income will be. Thus, a more profitable and safer investment is made.
